Durham Road, Buckingham Township, Doylestown,
PA
Project: A derelict industrial building with the four
walls of an old Bucks County Bank Barn buried in the heart of
it set the stage for an Owner’s vision of a sleek new
headquarters for their burgeoning visual services company. Located
in a municipality that required fire suppression, the first
challenge was to provide a structurally adequate location for
the over 12,000 gallons of water storage capacity required of
the sprinkler system. A portion of existing floor slab was removed,
compaction of sub grade achieved and a reinforced slab was put
down to receive the storage tanks that contain over hundred
thousand pounds of water.
After removing and disposing of over 500 cubic yards of debris
and demolition materials, Happ Contractors, Inc., began an
eight month job to transform a bleak factory into a modern
facility that included a complete new roof (approximately
15,000 sq. ft.) all new electrical and lighting, heating and
air conditioning (a total of seven systems), plumbing, wall
finishes and painting. Happ Contractors, Inc., provided some
exciting extras such as a double sided gas fireplace in the
executive offices and a custom steel and concrete stairway
with glass and steel guard rail.

T.W. Clemons & Associates, Doylestown,
PA
Project: When the neighboring “mirror image”
building came on the market, the law firm purchased the property
to gain sole control of the common driveway. Happ Contractors,
Inc, assisted with a structural evaluation and budgeting while
the Owners determined a best use course of action. Having belonged
to an absentee landlord and been used as low end residential
rental for many years the late 19th century house was in extremely
poor condition. The front two story, original structure had
a dirt floor basement and extensive termite damage to the sill
and floor system.
The middle two story section with balloon wall exterior framing
and a dirt floor crawlspace had wood rot and structural defects
from prior remodeling schemes. The rear most one story section
was deemed unsalvageable and was demolished, foundation and
all. The rear wing, reconstructed to current codes serves
as a conference room and kitchenette. The remaining footprint
functions as a covered handicap access ramp to the entrance
on the reconstructed side porch. The middle section first
floor is reception and support space. In the front are two
private offices and the fully remodeled accessible powder
room.
The renovations included code complaint fire separation and
alarm system to accommodate a rental apartment on the second
floor.

301 North Main Street, Doylestown
Project: St. Paul's Lutheran Church contracted Happ
Contractors, Inc. to construct a classroom addition to more
efficiently conduct their Sunday School classes as well as
their weekday preschool. This two story addition blends well
with their adjoining existing single story building due to
the slate roof and matching stonework. Several wide folding
walls were incorporated to divide the areas into 6 rooms when
closed, or utilize the flexibility of larger rooms by folding
the walls open. The Church was so pleased with the addition,
they later awarded Happ Contractors, Inc. a kitchen addition.

Lenape Hall, Doylestown
Project: Constructed in 1874, Lenape Hall, has long
been an important landmark, with its clock on the diagonal facade
at the corner of State and Main Streets. On the National Register
of Historic Places. This building has served many purposes including
a public market, pharmacy, telephone company, 800 seat auditorium,
town hall bowling alley, various stores, offices and apartments.
Having fallen behind in repairs, Happ Contractors,Inc. was contracted
for a complete interior renovation which was performed in 1986,
including elevator, fire stair tower, heating, air conditioning,
electrical, plumbing for five (5)stores, one (1) office and
thirteen (13) apartments.

423 North Main Street, Doylestown
Project: An existing office building where Happ Contractors,
Inc. was contracted to add a second floor addition and perform
a complete renovation of the interior and exterior to modernize
the building. Installed were an entrance porch and handicap
ramp for accessibility to the first floor, where client meetings
are held. A fire tower stairway was also installed. Basement,
1st floor and 2nd floor, floor plans were greatly enchanced
by this renovation project.

500 Farm Lane, Lahaska
Project: Part of the famous Peddler's Village shopping
complex. These two free standing buildings (Bank and Post Office)
were constructed simultaneously in 1992. Following the vision
of Peddlers Village founder Earl Jamison these wood and steel
structures have the exterior details (Bucks County stone, stucco,
siding and trim) that blend into the charm of Old Bucks County
